How is this different from a valuation?+
A valuation states an opinion of value at a point in time to a defined basis. An investment appraisal tests whether the trade meets your return hurdle — IRR, NPV, EM — under stated assumptions, and recommends buy / hold / pass.
Can you underwrite portfolios or platforms, not just single assets?+
Yes. Portfolio underwriting includes asset-level appraisal, consolidated cash-flow, and a hold-sell-develop matrix.
Do you publish PDB market indices?+
Yes. Prime office, residential and prime yield indices are published quarterly and attached to every appraisal so assumptions are anchored to market.
