How is a PDB title report different from a lawyer's search?+
A conveyancer typically reports on the state of the register on the day of search. We reconcile the register with physical reality, historic chain and adjacent claims — the risks that surface after completion.
Can lenders and insurers rely on the report?+
Yes. Every certified opinion is issued with a reliance letter naming the addressees. Title insurers routinely accept our reports as the basis of underwriting.
Can I instruct verification only, or registration only?+
Yes. Title Assurance is a single mandate by default, but each stage can be instructed independently. Most clients begin with verification and roll straight into registration once the position is certified.
What if the title is not clean?+
We quantify the defect, rank the risk and set out remediation paths — from rectification and indemnity to renegotiation or withdrawal. You get a decision, not just a list of problems.
